A Successful Spring Sale Starts Long Before Spring

If you are considering selling your home in early spring, some of the most important elements of its presentation may need to be prepared months before the property reaches the market.

A home can be listed at exactly the right time — and still look considerably less impressive in March or early April than it does during the warmer months.

This is particularly true when landscaping, mature trees, gardens or a beautifully designed outdoor space are among the property’s strongest features.

Why Landscaping Matters When Selling a Home

Buyers don’t evaluate a property only by its interior and square footage. The approach to the home, the landscaping and the outdoor environment all contribute to the first impression.

According to the National Association of REALTORS®, 97% of REALTORS® say curb appeal is important in attracting buyers.

But an early spring listing creates a challenge.

Trees may still be bare. Gardens have not yet come to life. Lawns are recovering from winter. A backyard that feels private and inviting in July may tell a very different story in March.

That doesn’t mean you should wait to sell.

It means the marketing should be planned ahead.

Capture Your Property at Its Best

If an early spring sale is part of your plan, consider arranging professional exterior photography and video during summer or early fall.

Capture the front of the home, backyard, mature landscaping, gardens and outdoor living areas while they are looking their best.

Ideally, work with the same photographer or videographer who will photograph the interior when the property is ready to be listed.

When the home comes to market, the seasonal exterior images can become part of the complete presentation of the property.

Buyers See Your Home Before They Visit It

Today, the first showing often happens online.

Before buyers walk through the front door, they have already seen the photography, watched the video and formed an initial impression of the property.

That is why good real estate marketing is not simply about documenting how a home happens to look on listing day.

It is about understanding what makes that particular property stand out — and making sure buyers have an opportunity to see it.

If your garden, landscaping or outdoor space is part of what makes your home special, an early spring listing shouldn’t prevent buyers from seeing its full beauty.
