Should You Close Credit Accounts Before Buying a Home?

Paying off debt before buying a home sounds like a smart move.

Less debt should mean a stronger mortgage application — right?

Not always.

I recently had a client who fully paid off a student loan shortly before buying a property. It seemed perfectly logical, but closing that loan changed the client’s credit profile at an important point in the mortgage process.

The lesson is not that paying off debt is a bad idea.

It is that timing matters.

Before Making Changes, Speak With Your Mortgage Specialist

If you are preparing to buy a home, it is worth getting professional advice before making significant changes to your credit profile.

For example:

  • closing an old credit card or loan
  • paying off an installment loan earlier than planned
  • opening a new line of credit
  • financing a car
  • making a large purchase on credit

A decision that looks financially responsible in isolation may affect your overall credit profile or mortgage qualification differently than expected.

Sometimes the best strategy shortly before mortgage approval or closing is simply to avoid unnecessary financial changes.

Check Your Credit Report Early

Another step buyers often leave until too late is reviewing their credit report.

Credit reports can contain errors, including outdated balances, accounts that should already be reported as closed, or information that does not belong to you.

Correcting an error may take time.

That is why it is better to review your credit history months before you are ready to make an offer, rather than discovering an issue after you have already found the home you want.

Mortgage Pre-Approval Is Not the End of the Process

Receiving mortgage pre-approval is an important step, but your financial situation still matters afterward.

Before closing, avoid assuming that a new car loan, credit card, line of credit or major financed purchase will have no impact.

When in doubt, ask your mortgage professional first.
