It’s a visual world we live in.  With today’s technology, be it active or potential buyers, people love to scour the internet and look at the pictures of homes for sale. Listings can be viewed easily and good pictures help sell your home.

The homeowner has much to do in preparation for a shoot. First, remember less is more. For example, if you have a pool ensure there are no objects floating on top, or water toys surrounding it.

The exterior shot of your home is of the utmost importance as it will be the first photo people will look at. Curb appeal is everything these days, and can make the difference whether or not your property warrants a visit. Touch up garage doors and paint eaves troughs if necessary. Clean all windows and make your front door welcoming.  Importantly, hire a landscaper for a few hours…it will be worth its weight in gold!

For the interior, little things such as fresh flowers, citrus fruits in a bowl and a lit fireplace make for a desirable picture. Also;

  • Clear the rooms of clutter, and only shoot rooms that are clean

  • Ensure all the beds are made

  • Neatly arrange clean towels in the bathroom

  • Put away all toiletries

  • Clear all surfaces in the kitchen, including small appliances

  • Remove magnets from refrigerator and items on top

  • Hide unnecessary electrical wiring

  • Do not have any pets or pet related items in view

  • Remove all personal photographs and family portraits

Pictures are an important ingredient to any successful real estate marketing campaign, so why not ensure that your home is being viewed in its very best light?
